State of Minnesota - Minnesota Senate Building
The three level office building houses all 67 state senators and their staff. Below the office building is an underground secure parking structure that includes 264 spaces. The facility includes three hearing rooms with seating for 150 – 200 people. These hearing rooms are available for public use. The 1st level south forum space provides great views of the Minnesota State Capitol. There is also an outdoor plaza on the south side of the building that includes green spaces and seating. The exterior façade consists of a combination of Architectural precast wall panels with stone veneer, aluminum curtainwall and glazing, and metal panels. This project was a Design/Build (DB) project with a very tight schedule. CPMI was the Owners Representative. We provided initial budget development and design and cost services. We assisted in development of the RFP for Design Builder and the interview process. CPMI prepared the PM Plan, reviewed multiple bid packages for conformance with Design Guidelines, prepared RFPs for testing consultants, commissioning agent and other consultants.
We prepared financial reports and reconciled with State account on a regular basis. We helped maintain communication between the State and Design-Build Contractor by being on site full-time and attending all meetings. We helped to coordinate owner provided services such as material testing, special inspections, and commissioning.
