Inver Hills Community College - Inver Hills Community College Fire Arts Addition and Theatre Renovation
The project consists of renovation of a collegiate Theatre and construction of a new black box space at Inver Hills Community College. The project also included demolition of an existing fine arts building, new construction of 32,000 SF of Music, Studio Arts and general classroom spaces, and renovation of the existing Arts and Ceramics spaces. The Theatre renovation included complete new mechanical and electrical systems, new acoustically enhanced ceiling, catwalk, fire protection system, fire curtain, auditorium seating, carpet, Green Room, Costume and make-up rooms, and storage areas. The renovation was performed in an occupied facility and careful coordination to ensure the construction did not impact classes was necessary.
This renovation and new construction was performed in an occupied facility. CPMI worked with the Owner to develop a construction plan to minimize impact of classroom space. After the contractor started work, a plan was developed to begin Theatre renovation early and complete the Work in less time than anticipated. This required very close coordination with the teachers, classroom scheduler, contractor, facilities personnel and design team. CPMI was the liaison between all parties.
The original construction duration was 20 months, with new construction to be followed by renovation. The work was accomplished in 15 months.
There were several packages including: a single prime general construction, data/telecommunications, security, Theatre lighting, Theatre sound system, Theatre seating, Theatre carpet and over 25 separate vendors for Furniture Fixtures and Equipment (FF&E). CPMI coordinated the bidding, purchasing, deliveries and installation of all Work.
CPMI also prepared requests for quotations for all FF&E. CPMI was responsible for reviewing and negotiating all contractor change orders. CPMI evaluated them and provided recommendations for approval or we provided specific back-up to deny the claim. The project was completed under budget.
