CPMI was involved with the project from initial planning through move-in. The initial study by CPMI compared options to adjust existing facilities or build new. We provided Agency Construction Management services.

A goal of the project was to develop bid packages that local contractors could bid on. Pekin is a small community with many small, specialized
contractors. CPMI worked with local contractors to develop packages for their type of work to give them an opportunity to bid directly to the City. The bid strategy also allowed all contractors, including general contractors, to combine packages if they desired.

CPMI also managed publicly bid contracts for site fence, temporary heat, dumpsters, and site security. Other CPMI responsibilities included financial reporting, holding and documenting weekly meetings with the contractors, schedule development and updates, change order negotiation and processing, quality control program, monitoring the contractors’ progress and work, processing applications for payment, receiving close-out documents, and development and confirmation of punchlist work.
