City of St. Paul - Central Library Renovation

A novel renovation: The complete renovation of a library originally constructed in 1917 was a project CPMI is proud to be a part of. Work involved adding additional square footage to the facility by removing eight levels of existing steel stacks and installing new structural steel, metal deck, and concrete slab floors. Four historic rooms within the building were cleaned and pristinely restored. New heating and ventilating systems, electrical switchgear, distribution and panel boards, and an emergency power generator were installed. Conduit rough-in for all telephone, data, and security was included. A new fire alarm system and sprinkler system were also installed.

A storybook conclusion: CPMI provided construction management of multiple prime consultants as an agent of the Owner. This approach was significant in keeping the costs within budget. We provided regular cost and financial status reports, so the Owner was up-to-date. The cost of field changes, due to the absence of record documents for the original construction, was offset by value analysis recommendations. One example was changing the stone in the Courtyard to cast stone and interior stone flooring to terrazzo, a savings of over $700,000.
